Your booking is final when 30% of the total rent has been received.

The remaining 70% must be paid 8 weeks before your arrival date.

For bookings made less than 4 weeks in advance, the entire amount must of course be transferred at once.

The deposit when booking the full house is € 600. You will receive it back on your bank or giro account within 10 working days. In the event of defects, we reserve the right to deduct this from the deposit. If damage is more than the sum of the deposit, we may recover this from you. In case of unreported damage, which is discovered by us after departure, this may be a reason that we hold the deposit a little longer, for repair and a further estimate of the costs. If you find any damage upon arrival, we ask you to report this immediately, so that we do not hold you liable for it.

You must take out cancellation and/or travel insurance yourself.

Reservations can be canceled through communication by email with the following cancellation charges:

- free cancellation up to 8 days after reservation date.

- 30% of the total rent if canceled 8 days after the reservation date up to 8 weeks before arrival

- 60% of the total rent if canceled 8 to 4 weeks before the arrival date.

- 100% of the total rent if canceled less than 4 weeks before the arrival date

No booking modifications are allowed once your reservation is confirmed. In case you want to cancel your booking you will have to do so according to our cancellation policy above.

Payment will be made via bank transfer. Once you have requested your reservation we will send you an e-mail with all instructions regarding payment.

Arrival time on the day of your stay: from 4pm till 8pm. However, after 10pm we need to charge you € 50.00. If there is an excuse for the delay during your trip, we will make an exception, of course. But if you deliberately choose to arrive after 10pm we will therefore charge € 50.00.

We ensure that you are welcomed at the villa and are shown the way.

If you come on a B&B basis, the latest time for this is 11:00 am for all days of departure. You can hand in the key(s) to us personally, but if we are not there, they can also be placed in our mailbox be thrown. If you have booked on the basis of a family week or group rental, you must leave the villa before 10.00 am, and we will check you out personally.

In case of early departure or late arrival, no refund of part of the amount can be claimed.

We ask you to leave the house in high season and with groups at 10am. On B&B basis it will be 11am.

We may deny you the right to enter the villa if you do not arrive as agreed. This could be, for example, if the contract is not complied with, stating the number of correctly stated persons of the permitted age.

We cannot be held liable for injury and/or damage that occurs during your stay on our site. This also applies to any (noise) nuisance originating from third parties. Even if facilities on the site had to be taken out of use.

The person in whose name the villa is rented is the main tenant, and as such also liable for any damage caused by one of his or her party occupying the villa. The lease is personal and cannot be transferred to anyone else.

Price changes are possible for our rates; if there is an error in our booking system, and therefore a different pricing, then this is not binding.

It is not allowed to conduct commercial activities in our villa without our written permission.
